Tiling labour price is based on average size tiles 300×400 mm on walls and similar for floor. If customer supplies smaller tiles then additional cost will incur. If tiles are porcelain and we are not made aware before we quote this will also incur an additional cost due to cutting time and drill bits required.
Rubbish clearance is not included unless stated otherwise in quote and agreed however it can be arranged at an additional cost.
Any asbestos is to be removed by customer at customers cost unless stated otherwise in our quotation.
Quoted service prices are based on the information provided by customer, if found to be different appliances when attending additional charges may be applied.
Flue less appliances will incur an additional charge unless otherwise stated in quotation.
Bathroom accessories such as towel holders, toilet roll holders, cabinets, carpet to tile grippers and mirrors can be fitted after at an additional cost. If not already stated in quote.
No responsibility will be accepted when fitting wooden bath panels that may become deformed over time due to water exposure.
Should major soil stack alterations be required due to poor existing condition or configuration we reserve the right to charge additionally at our discretion.
No responsibility will be accepted for any existing soil stack blockage either above or below ground.
We reserve the right to charge an additional amount at our discretion should a blockage be identified.
Should we be unable to clear any blockage ourselves we reserve the right to use a drainage specialist of which the cost is fully payable by client.
Painting and decorating is not included unless otherwise stated in quote.
We accept no responsibility for rotted or water damaged flooring existing beneath tiles, vinyl or laminate. If upon discovering unsuitable existing flooring we reserve the right to install new at an appropriate additional cost.
Bathroom walls that are found to be not structurally sound after having removed existing tiles will be rectified at an additional cost to customer.
Where pipes are required to be chased into existing walls or shower valves recessed we accept no responsibility for damage caused to surrounding walls unless otherwise stated in quotation. We will rectify any damage caused to surrounding walls at an addition cost to customer.
If bathroom walls are found to be not deep enough to accommodate any chased pipes or concealed shower valves we will stud off walls to suit at an additional cost to customer unless already stated in quotation.
Bath panel installation is quoted based on the supply of plastic or wooden panels unless otherwise stated, Should the customer request a tiled bath panel, we reserve the right to charge additionally unless otherwise stated in quotation.
Alterations to tiling or the request of tiled recesses will be charged additionally unless otherwise stated in quotation.
If walls are not perfectly straight we will skim walls to keep in character with the house, unless stated otherwise by customer at an additional cost to straighten walls.
Payment is due straight away on completion on receipt of job when customer is satisfied with quoted works. On larger jobs we do ask for a deposit mainly for labour costs and materials before starting, this also covers any last minute cancellations. Boiler changes are based on a two pipe system. If finding it’s a one pipe system when we start the job we will charge an additional price to upgrade system to a two pipe system.
All pipe work is to be concealed where is practically possible, pipe trunking for exposed pipes is an additional cost unless otherwise stated in quotation. Pipe work chased in to walls will incur an additional cost at our discretion unless otherwise stated in quotation.
When upgrading a Y-Plan system to combi it is regulations that any existing radiator are fitted with TRV’s, any radiators found not to have TRV’s will be charged at an additional £30 per radiator unless already stated in quotation. We are not responsible for old fittings that drip or leak when converting a low pressure Y-Plan system to a pressurised combi or unvented system.
If gas main is found to be in any part lead pipe work an additional cost to replace will apply unless already known to exist & stated in quotation.
If after a boiler replacement there is found to be a loss of pressure due to existing pipe work weeping or leaking either concealed or under floor we accept no responsibility for this.
Under floor heating quotations are based on already exposed floors unless otherwise stated in quotation.
No provision for insulating between joists is made unless otherwise stated in quotation. (Excludes electric under floor)
If a new gas installation that requires a utility supplier & provider to carry out installation prior to our works we will expect the works to be completed within the given time parameters. If this is not the case & without receiving adequate notice we reserve the right to invoice at our discretion for any loss of earnings.
All electrical alterations must be RCD protected and bonding to gas and water, it’s the customers responsibility to let us know before work starts if this is not the case as we will charge additionally to upgrade to make safe and keep to regulations.
We are not responsible for any unexpected issues with ground works, for example drains, electrical mains or water mains in the way or need to be altered after digging and it was not on drawings, also after top layer of slabs are taken up and we find old concrete paths or drives we were not aware of instead of clay/soil then additional costs will occur.
Keys-Should we manage/maintain your property we do ask for a spare key with us from landlord or property owner and as long as we verbally agree we can enter the property and any inspections we give 24 hours notice.

With effect from the commencement date stated in the quotation and in consideration of the Fees being paid in accordance with these Terms and Conditions, the Supplier shall provide the Services to the Client.
The Supplier shall use reasonable care and skill in its performance of the Services and shall ensure compliance with any and all relevant codes of practice.
The Supplier shall use its best and reasonable endeavours to complete its performance of the Services within the time agreed as set out in the quotation; however time will not be of the essence in the performance of these obligations.
The Client shall use its best and reasonable endeavours to provide the Supplier with access to any and all relevant information, materials, properties and other matters which are required to enable the Supplier to provide the Services.
The Client shall use its best and reasonable endeavours to acquire any permissions, consents, licences or other matters which are required to enable the Supplier to provide the Services.
The Supplier shall not be liable for any delay or failure to provide the Services where such delay or failure is due to the Client’s failure to comply with the provisions of this Clause 4.
The Client may be required to pay a deposit (“Deposit”) as detailed in the quotation either at the time of accepting the quotation or prior to commencement of work, staged payments may also be requested, deposits cove cancellations and are non-refundable.
If the Client does not pay the Deposit to the Supplier the Supplier shall have the right to withhold provision of the Services until the Deposit is received or may terminate in accordance
The Deposit shall be non-refundable unless the Supplier fails to provide the Services and is at fault for such failure (where the failure is not the fault of the Supplier, no refund shall be made).
The fees (“Fees”) for the Services are set out in the quotation and confirmed in the invoice.
In addition to the Fees, the Supplier is entitled to recover from the Client reasonable incidental expenses for materials used and for third party goods and / or services supplied in connection with the Services. Any such expenses are included in the invoice.
The Client has agreed to pay the Supplier for any additional services provided by the Supplier that are not specified in the quotation in accordance with the Supplier’s current, applicable hourly rate in effect at the time of performance or such other rate as may be agreed between the Supplier and the Client. Any such additional services so rendered are detailed and charged for in this invoice.
The Fees are exclusive of any applicable VAT and other taxes or levies which are imposed or charged by any competent authority.
Quotation, Estimate, Contract and Variation
The quotation constitutes written acceptance and confirmation by the Supplier of the Client’s order for the Services (as agreed between the Supplier and the Client).
Having issued the quotation which is a contractual offer to provide the Services, the Supplier agrees to enter into a contract for the provision of Services upon the Client’s written acceptance of the quotation and of these Terms and Conditions, thismay be in the form of text, email or written agreements.
The quotation is valid for a period of 30 days only from the date shown overleaf unless expressly withdrawn by the Supplier at an earlier time.
The Supplier may cancel the order for any reason prior to the Client’s acceptance (or rejection) of the quotation.
If the Client wishes to vary any details of the Services it must notify the Supplier in writing as soon as possible. The Supplier shall endeavour to make any required changes and additional costs shall be invoiced to the Client.
If, due to circumstances beyond its control, the Supplier has to make any change in the Services or the arrangements relating to the provision thereof, it shall notify the Client immediately. The Supplier shall endeavour to keep any such changes to a minimum and shall seek to offer the Client arrangements as close to the original as is reasonably possible in the circumstances.
Following the Client’s acceptance of the quotation, the Supplier shall invoice the Client for the Fees either:
(a) upon completion of its provision of the Services; or
(b) on the invoice or during works in stage payments in the quotation.
The Client shall pay the Fees due under the invoice on completion and within 7 days of the date of the invoice or otherwise interest rates apply in accordance with any credit terms agreed between the Supplier and the Client,
Time for payment is of the essence of the contract between the Supplier and the Client. If the Client fails to make payment within the period in sub-Clause 7.1, the Supplier shall charge the Client interest at the rate of 20% of each accumulating balanced invoice weekly until outstanding payment is received in full. The supplier shall in addition, make an administration charge of a minimum of £25.00 per email or letter per week.
If the Client fails to make payment, the Supplier shall have the right to suspend the provision of the Services (where the provision of the Services is on-going) until payment is received in full.
The Supplier shall be free to sub-contract the provision of the Services (or any part thereof).
Where the Supplier sub-contracts the provision of the Services or any part thereof it shall ensure that any and all sub-contractors are reasonably skilled in the relevant practices and shall not pass any additional charges that may be incurred through the use of such sub-contractors on to the Client.
The Supplier may terminate the provision of the Services immediately if:
(a) the Client commits a material breach of its obligations under these Terms and Conditions; or
(b) the Client is or becomes the subject of a bankruptcy order or takes advantage of any other statutory provision for the relief of insolvent debtors.
The Supplier reserves all copyright and any other intellectual property rights (if any) which may subsist in the products of, or in connection with, the provision of the Services. The Supplier reserves the right to take such action as may be appropriate to restrain or prevent the infringement of such intellectual property rights.
Liability and Indemnity
The Supplier shall not be liable to the Client or be deemed to be in breach of these Terms and Conditions by reason of any delay in performing, or any failure to perform, any of the Supplier’s obligations if such delay or failure is due to any cause beyond the Supplier’s reasonable control.
Neither party shall be liable for any failure or delay in performing their obligations where such failure or delay results from any cause that is beyond the reasonable control of that party. Such causes include, but are not limited to: power failure, Internet Service Provider failure, industrial action, civil unrest, fire, flood, storms, earthquakes, acts of terrorism, acts of war, governmental action or any other event that is beyond the control of the party in question.
We can cancel any contracts, memberships at any time, we can fold the company at anytime with no monies owed and we may change rates and prices at anytime although this is unlikely to happen.
All notices under these Terms and Conditions shall be in writing
Notices shall be deemed to have been duly given:
(a) when delivered, if delivered by courier or other messenger (including registered mail) during the normal business hours of the recipient;
(b) when sent, if transmitted by fax or email and a successful transmission report or return receipt is generated;
(c) on the fifth business day following mailing, if mailed by national ordinary mail;
All notices under these Terms and Conditions shall be addressed to the most recent address, email address or fax number notified to the other party.
No waiver by the Supplier of any breach of these Terms and Conditions by the Client shall be considered as a waiver of any subsequent breach of the same or any other provision.
No failure or delay on the part of either the Supplier or the Client to exercise any right, power or privilege under these Terms and Conditions shall operate as a waiver of, nor shall any single or partial exercise of any such right, power or privilege preclude, any other or further exercise of any other right, power or privilege.
In the event that one or more of these Terms and Conditions is found to be unlawful, invalid or otherwise unenforceable, that / those provisions shall be deemed severed from the remainder of these Terms and Conditions (which shall remain valid and enforceable).
Law and Jurisdiction
These Terms and Conditions (including any non-contractual matters and obligations arising therefrom or associated therewith) shall be governed by, and construed in accordance with, the laws of England and Wales.
Any dispute, controversy, proceedings or claim between the Seller and the Buyer relating to these Terms and Conditions (including any non-contractual matters and obligations arising therefrom or associated therewith) shall fall within the jurisdiction of the courts of England and Wales.
